The University of Salford has been carrying out research looking into the refurbishment of the Town Hall Complex (Town Hall Extension and Central Library) for Manchester City Council (MCC). Two architectural companies have designed the scheme – Central Library by Ryder Architecture and the Extension by Ian Simpson Architects – and the main contractor is Laing O’Rourke.

The main focus of the research is on the inter-organisational aspects of Building Information Modelling (BIM), i.e. communication, collaboration, and data sharing between the project shareholders during the design and construction planning. The use of BIM applications implies changing the traditional document-based ways of design, production and facilities management (FM) used by teams to operate and collaborate.

The research is aiming towards a better understanding of the impacts of adopting BIM-based methods. For this purpose, data has been gathered through several sources comprising interviews with the main shareholders of the project (client, design team, and construction company), non-participant observation, documentary analysis, and a literature review.

Similarly to the construction industry in general, the initial findings indicate that MCC is at the early stages of implementation but progressing rapidly. The willingness of MCC to implement BIM and their vision in using BIM to improve facilities management is paramount in this process. Another key component identified is a truly collaborative environment. The core team (circa 100 people), including the client and key suppliers, works in an open plan project office. Crucial factors for success are the ability of participants to use BIM as a standard process and the good team spirit.

Recently MCC shareholders and the Salford research group conducted a workshop to consolidate the outcomes of the research. The last phase of the project will be finalising a research report providing useful information for clients to maximise the benefits of BIM at an organisational level. Hard copies will be printed and distributed within the construction industry. An electronic version will be made available through Salford University repository.

Click here to download a draft copy of the report.

The Industry Transformation Day highlights two recent trends in the sector, building information modelling and lean construction, and their synergy. The speakers of this Day represent an unprecedented breadth of expertise on the exciting transformation underway in leading construction related organisations worldwide.

Date: 16th September 2011

Venue: The University of Salford, Mary Seacole Building, MSG21, M5 4WT

Time: 09:45 – 16:20

International evidence is increasingly showing that the use of Integrated Building Information Modelling (BIM) not only leads to but is facilitated and required by renewed business models, organizational structures and operating principles that draw on collaboration as a means towards reduced waste and increased value. Shortly: BIM and lean are to a great extent synergic. This insight is of course of great interest from the viewpoint of the current agenda for change in the UK Construction Industry, exemplified by the Government’s move towards the requirement for the use of BIM by all bidders and contractors on future public sector projects.

The Industry Transformation Day will bring together leading practitioners and academics to present inspiring examples of these transformations, illustrating the leading edge of international practice from the perspective of clients, contractors and designers. In doing so, this interactive event will help shape a likely future direction for the construction industry and will be of strong interest to all those with a responsibility for strategy, development and implementation of change within the wider construction supply chain.

The event will be led by two leading authorities from the Salford Centre for Research & Innovation at the University of Salford: Professors Arto Kiviniemi and Lauri Koskela.

Arto Kiviniemi is Professor of Digital Design. Arto has huge experience in the development of BIM having previously been Vice President of Innovation and Development at Granlund and leading the Finnish ICT in Construction Research Programme with over 160 projects at a value of €47m. Lauri Koskela is Professor of Theory Based Lean Project and Production Management. He is a founding member of the International Group for Lean Construction and a Trustee in Lean Construction Institute UK.

The speakers include:

Marcos Novaes who will present ‘Lean transformation of a medium sized contractor’. He graduated in Civil Engineering from Universidade Federal do Ceará and also has a master’s degree in Production Engineering from Universidade Federal da Paraíba. He is the Technical Director and Partner of C. Rolim Engenharia Ltd, a contractor in Fortaleza, Brazil. He has led, since 2004, the construction oriented application of the concepts of the Toyota Production System (TPS) in the company’s management system, achieving significant results in customer satisfaction, waste reduction and inventory reduction.

Tiina Koppinen, Business Development Director, Skanska Construction Services, Finland will present ‘Business Development as a driver for technology implementation at Skanska’. Skanska Finland has worked with BIM (Building Information Modelling) more than ten years and with a PLM (Product Life-cycle Management) system more than three years. Business process development and technology development have been made hand in hand, but the journey to full utilization of the technology is still long. Gaining of full advantages of the new technology requires not only own processes to be in place but also project partners to be on the same level in the implementation. The presentation will look back at how implementation of BIM has progressed in Skanska Finland and what is expected from the journey into the future.

Reijo Hänninen, Granlund, Finland will present ‘From design to the integrated life cycle information management’. The presentation will describe Granlund’s transformation and growth from a typical mechanical design firm to a leading building services consultant. Granlund is the largest building services design firm in Finland. Over the last 20 years it has consistently allocated about 10% of its staff to R&D with a particular focus on leveraging building information models to support Granlund’s design, engineering, and coordination work. Over the same period Granlund has expanded its range of services to cover the entire lifecycle from requirement management to facilities management and continuous commissioning, become a global leader in leveraging BIM for mechanical design, energy and environmental modelling, and building life-cycle management. Granlund is an active member of Building Smart International (International Alliance of Interoperability).

Jorge Izquierdo will present ‘Transformation of a big construction company’. He has the responsibility for project management and control at Graña y Montero (GyM), Peru’s largest engineering and infrastructure contractor. He has been closely involved in the implementation of lean construction, which for 11 years has been the basis for productivity and efficiency improvements in the projects of GyM. In July 2011, Jorge Izquierdo led the arrangements for the 19th International Group for Lean Construction conference in Lima, attracting a record number of academics and practitioners.

Digby Christian (Sutter Health) will through a video presentation discuss ‘Client driven transformation of hospital project delivery through lean and BIM’. He is the project manager of Sutter Castro Valley Medical Center hospital project (California). For the project web site, see http://suttermedicalcentercastrovalley.org/blog/ , and for a fly-thru of the project, see http://www.youtube.com/watch?v=-OLNj4ylmEk .This project is extensively using new practices, including BIM and lean, for increasing customer value and eliminating waste. The project stakeholders have changed the way they look at risk, at contracts, at work planning, at process flows, at teaming and many other things in order to create an overall delivery model that does support a successful outcome. The project earned in 2010 the Global BIM Award by Tekla International. Digby is also involved with the Healthcare BIM Consortium, which is an owners group, to bring best practise thinking to the industry as a whole.

Also Alvise Simondetti from Arup will present ‘BIM: a practitioner’s perspective and there will one other presentation from Buro Happold.

As part of the event, a panel of presenters will focus on ‘How to start the transformation and integrate different opportunities’. The event promises to be of great interest to architects, designers, engineers, quantity surveyors, building surveyors, manufacturers, supply chain managers, project managers, facilities managers, construction managers and academics.

The first stage of this work, which looked at examples of innovation in the UK, has now been completed. The team looked for case studies, with a generally non-technical bias, that contained innovative practices that might be transferable to the Finnish context.

Over 40 innovations have been identified, ranging from technology such as the EcoPod installed on the roof of a tower block in Hyde to provide heat for 96 flats, to the imaginative use of public art to engage residents in the retrofit of their homes in Salford. The 18 cases show innovation in processes, resident engagement, monitoring and use, pricing models and local economic development. The case studies demonstrated that many retrofit teams were innovating in a number of different ways, both technical and non-technical. Some of this multi-layered innovation was driven by the commitment of individual teams, but some could be seen as additional innovation to ensure the main innovation worked in a real world context. This perspective showed that retrofit is a systemic problem; it needs to be solved in a way that connects process, technology and people to deliver real solutions.

The outlines of the case studies are available in a short report available from SCRI Live. The next stage of the project will consider a selection of the cases in detail and look to build lean models for retrofit delivery.

Building on the success of last year’s launch of Joule Terrace, a Victorian house in a climate controlled laboratory, the Energy team at Salford will be hosting a three day conference dedicated to the retrofit problem.

The conference is being led by Dr Will Swan from SCRI and Dr Phil Brown from the Salford Housing and Urban Studies Unit. The objective of the conference to take a multi-disciplinary perspective, accepting papers from a wide range of disciplines in order to look at new ways of solving the retrofit problem.

Dr Will Swan said, “We have been working in the retrofit area from some time, and we have seen real benefits when academics from different disciplines come together around a problem. We have joint projects between scientists, built environment, sociologists, engineers and computer scientists. There has been a real benefit in bringing the disciplines together; there are real opportunities to find answers by looking at the problem from a variety of perspectives.”

Each day of the conference will look at the problem from a different perspective. The first day will look at theories, ideas and experimental data, the second day will consider more applied work in the field, while the final day will be dedicated to industry and community issues.

Dr Phil Brown said, “This promises to be an exciting opportunity for researchers to come together to discuss and debate how best to integrate their perspectives in order to develop real-world solutions to this very real challenge’.

Retrofit 2012 will be held from 24th – 26th January 2012, at the Lowry Theatre in Salford Quays.

Following the development of the evidence base for what constitutes an optimal learning space in last two years, it became clear that various design elements of the physical environment of school facilities do have important effects on children’s performance and well-being in schools. So, it was decided to research how to implement these findings into practice.

From this starting point, an action-oriented evaluation was offered to a primary school that was undergoing a refurbishment. We looked for opportunities with the school to stimulate them to take our work and ideas into their consideration practically.

Darley Churchtown Primary School was originally built around 1827, serving the Darley Dale community in Derbyshire. The first step of our evaluation was mainly informed by staff interview, questionnaire distribution, workshop discussions and site observation. The possible actions for the next step were raised based on our evaluation results and design implications report. Two likely changes were proposed linked to the original refurbishment plan. The first possible action highlighted the pupils’ strong liking for outdoor spaces, natural and/or man-made, both for leisure and learning-time activities. There would seem to be significant potential to enhance the quality of pupil-school relations by improving the outdoor environment, by providing visual richness, varied facilities and landscape features. The second possible action involves the internal colour appearance of the school, which has a direct impression for pupils. Combinations of pleasantness and different levels of arousal can yield either excitement or relaxation through different colour themes. So, colour choice as a functional, rather than an aesthetic issue, can achieve an end result such as increased attention and lower levels of eye fatigue, which create a unique opportunity to directly support pupils and teachers in their learning processes. For example, if the colour of a classroom’s front wall (e.g. medium tones of green and blue) is different from the side and back walls (e.g. beige, sandstone, or light tan) it can relax the eyes, provide an effective contrast and draw attention. In the dining hall, laminated tabletops may be in wood grain or the colours specified as appetite colours, such as warm red, oranges, warm yellow and clean green.

In this way, hopefully, the study can benefit the school users by developing a children’s environment that encourages learning, playing and living. The decoration work in this school is still on-going and the external options are under consideration. There is still a lot to be done in the process of validation and refinement, however, we are optimistic that a positive improvement in the impact of the changes will be achieved and lessons will be revealed for other schools.
